With housing demand up, Arizona-based company invests in Seguin

Arizona-based Walton Global Holdings — a land management and real estate company — has acquired 166 acres in Seguin as demand for housing in the Greater San Antonio region continues to outpace supply.

The company — known for its build-to-rent line of business — said in a Wednesday press release it has received an exit-focused letter of intent from an undisclosed public homebuilder for acquisition of that land, where the builder is planning a community.

The land was a part of a total purchases of 632 acres for residential development by Walton in 2021. The firm also bought 208 acres in northern Colorado, 217 acres in Charlotte, North Carolina, and 67 acres in the Sacremento, California, metro area.

The company did not say if a potential development on the land would include build-to-rent properties.

“Builders and developers are continuing to move further out from a city’s nucleus in an effort to maintain affordability as higher priced developments occur closer to the city. Although land pricing has increased overall, demand remains very high,” said Barry Dluzen, executive vice president of land at Walton, in the release.

As cities and towns surrounding the Alamo City absorb more outward growth, the Seguin region was the fastest-growing submarket along with New Braunfels for renters in Greater San Antonio in the first three months of 2022.

Other out-of-state builders and developers have also chosen to invest heavily in the area east of the city limits.

Walton currently has over 8,000 acres in its ownership and has worked with builders including D.R. Horton, Pulte Homes, M/I Homes and Regent Homes.
